The Journal · Muscat
Oman Luxury Real Estate investment took a confident step this week, as Omran Group signed RO 122 million in agreements for new homes, branded residences and a five-star resort in Muscat, giving buyers and travelers two fresh reasons to look at the capital.
At a glance
On October 13, Omran Group, the government's tourism development company, signed development agreements worth RO 122 million, or roughly $317 million at about $2.60 to the rial. Its partners are Grova Developments, the real estate arm of Hassan Allam Holding, and Aurelian Development. The deals cover two very different addresses: a new urban district in the heart of Muscat and a resort community on the coast south of the city.
In announcing the agreements, Omran's leadership tied the projects to Oman Vision 2040, the national plan that places integrated destinations at the center of a diversified, sustainable tourism economy. No construction or completion dates have been given.

First homes
Madinat Al Irfan is one of the largest masterplans in Oman, covering about 7 million square meters in central Muscat with some 10,000 planned homes alongside business, hospitality, retail and green, nature-led spaces. The new agreements, worth RO 44.5 million (about $116 million), launch its first phase of residential development.
There are two parts: a residential neighborhood valued at RO 29 million and a branded residences project valued at RO 15.5 million, both to be built by Hassan Allam Construction. The brand behind the residences has not been named. Branded homes have become one of the most sought-after categories across the region, and our guide to branded residences in the Middle East shows how they work, from hotel-style services to resale value.
New chapter on the coast
The larger commitment, RO 78 million (about $203 million), goes to Yiti Hills and Oases, the fourth phase of the Yiti Integrated Tourism Development. Spread across about 200,000 square meters, it is planned to include a five-star luxury resort and 490 residential units. Aurelian will lead design, construction, marketing and sales, with its chief executive describing a blend of luxury hospitality and contemporary living.
Yiti sits on the rugged shoreline southeast of the capital, where mountains drop into quiet bays. It is the kind of setting that has made a luxury Oman vacation so appealing to travelers who prefer calm coves and dramatic scenery to busy skylines.
What it means for buyers
For international buyers, the key detail is the word integrated. Foreigners can own freehold homes in Oman's Integrated Tourism Complexes, and buying property worth OMR 200,000 (about $520,000) or more in an approved complex can qualify for the country's 10-year golden residency. Our Oman Luxury Real Estate guide covers the rules, fees and indicative prices, and our overview of golden visas and residency by investment compares Oman investor residency with its neighbors.
Sales details for these projects have not been released, so anyone tracking Muscat property for sale should watch for official launches from the developers and confirm that a specific unit carries freehold title. October to April is the best time to visit Oman, with warm days and calm seas. Muscat rewards a slow pace: the Sultan Qaboos Grand Mosque in the morning, the Muttrah Souq and Corniche in the afternoon, and an evening at the Royal Opera House. Our Muscat travel guide has the full picture, from dolphin cruises to day trips into the mountains.
Beyond the capital, the cool terraces of Jebel Akhdar, the fjords of Musandam and the dunes of the interior are all within reach, and our Oman country guide explains how to combine them. A week is enough to pair Muscat's beaches with a night or two in the mountains.
